Vulture Fund or Hawk Fund?
I've heard more than enough ka-ka from the "experts" about setting up Vulture Funds to swoop in and scoop up "deals" in the housing, condo and office markets. Let me attempt to help you evaluate these markets. So let's start with reality.

And Ranger Rick says, "Vultures eat rotten stuff. They're famous for gobbling down meat that is decaying and smells really awful. Most creatures would get sick or die if they ate what vultures eat. But vultures have chemicals in their stomachs that protect them from the germs in their yucky food." Did you know, the American vultures were listed in the Order Falconiformes but ornithologists now think they are more closely related to storks than to hawks. One characteristic that storks and American vultures have in common is their habit of defecating (pooping!) on their legs to cool off!

And what does Ranger Rick say? "Hawks are active hunters but some breeds actually sit patiently and wait for the perfect prey. Unlike vultures, hawks generally will not feed on rotting carcasses." By the way, hawks don't poop on their feet.
The Difference - Vulture Fund is the buzzword of the day for a host of "experts" that are willing to throw your money at dead and rotting carcasses . . . and then poop on themselves. We are the Hawks, and our search for properties is not simply a process of waiting till something dies and stinks. We are actively researching markets and conditions. We have developed a broad array of contacts that will be the source of our prey. Patience and diligence will prevail. In fact, over the last three years, we have recommended just four investment opportunities. But that is changing now, and we believe there will be a variety of investment opportunities starting to appear. I am careful to say starting, because there is not enough blood in the street, so asking prices are still unrealistic. And there is enough silly vulture fund money out there chasing anything that stinks.
Personally, I think the best deals will come from the "experts" at the "vulture" funds that are starting to buy up the stinky stuff. It will not be long before they choke on this crap and look for places to lay it off. If you are a patient investor with at least five million dollars to invest, I'd be happy to discuss a variety of options with you. If you're looking for a Vulture Fund that is buying up the stinky dead stuff, don't bother calling me. If you're a patient investor looking for a rock solid investment and a lot of laughs along the way, you'll want to participate in our Hawk Fund.
