    Overview - Patience is the best word to describe the Florida condo market.  Yes, there are properties that are priced right.  And yes, there are many properties that have further to fall in price.  If you are interested in purchasing a Florida condo as an investment, you're most likely going to lose money at this point in time.  My advice is . . . do the math.  And I'm not talking the simple math many agents will pencil out for you on a napkin or send you in a smiley-face spreadsheet.  I'm talking about the real math.
    If you are looking at a condo for your personal use, there are tremendous opportunities, as well as ugly traps.  My advice is to be very careful and be absolutely certain you have covered all bases from a tour of the area to the legal aspects of owning and maintaining a condominium in Florida.  And when I say a tour, I mean a tour on the ground, in a helicopter and from the water. 

    Why Morgan Florida? - Very simple.  Integrity and Value.  We don't work on a commission basis.  The typical broker is paid a commission by the seller, and in today's market, often a hefty bonus.  Even when you think the broker is working for you, it is the seller paying the commission.  So take a moment to think about that.  We're different.  First of all, the entire commission and bonus we receive from the seller is yours.  Our fee is paid by our buying client, and it works like this.
    If you are in the market for a condo, you purchase a block of our time.  In return, we work 100% for you as an exclusive Buyer's Agent.  When you purchase a condo through Morgan Florida, 100% of the commission and bonus we received from the seller, is returned to you, the buyer.  Here's and example . . .

    Morgan Florida sells blocks of time for $7,500.  This provides you with 30 hours of time, inclusive of research, showings, document review and closing assistance.  If you are purchasing a million dollar condo, an average commission to the selling agent is $30,000.  That's returned to you.  If you're doing your math, that means you are net ahead $22,500 if we complete your purchase within the 30 hours.  If not, you can purchase an additional 30 hours for $7,500, and you are still $15,000 net ahead. 

    Some people ask why we would return the commission to the buyer.  Simple answer.  We know that buyers who purchase our time in advance are "real" buyers.  The benefit for Morgan Florida is we only work with serious buyers.  The benefit for our clients is tens of thousands in savings.  Moreover, since we know you are a serious buyer, you receive the highest quality service.  Other offices that work on pure commission have no idea if their buyers are serious or just lookers, so they must work with more mystery buyers and spread their time thin.

    Privacy and Discretion - I personally work with some of the largest financial institutions, hedge funds and portfolio managers in the world.  Privacy and discretion is an absolute must for all of my team members.  So whether you are buying a $500,000 condo or a $20,000,000 penthouse, your entire transaction will be kept just as private as the work I do with the world's largest financial institutions.  We offer a variety of private services, including private jet charter service through the worldwide fleet of Sentient Flight Group.  We will also attend to your requests for resort spas, limousine service, helicopter tours of the area, golf, fishing and private yacht services.

    Legal and Financial Advice - We partner with the finest law firms and certified public accountants to provide you with expert legal and financial advice regarding all aspects of your purchase from tax implications to estate planning.

    Financing - Should you require financing of your purchase we will provide you with a variety of options.  We have relationships with financial institutions providing unlimited funding to U.S. citizens and foreign citizens. 

    Foreign Language Services - Whether you speak French, Greek, Chinese, Mandarin or any other language, we will retain a fluent interpreter if that makes you more comfortable.  It's just part of the service to ensure your experience is of the highest quality.

    The Other Brokers - If you're in the market for a million dollar+ condo, you obviously have a great deal of financial acumen.  Ask yourself if you're really willing to spend $30,000 to purchase that condo?  You may not think you're paying the commission, because the seller is actually paying the commission in hard dollars . . . but let's face it . . . it's built into the price you're paying the seller.  Think smart.  Buy smart.  And put the difference in your bank account.
