Who, What, Where and Why

    WHO:  I'm Mike Morgan, and since 2004 I have providing the highest level (and most accurate) real estate, housing and financial advice to financial institutions, builders, developers, hedge fund managers and a host of institutional clients.  On June 27th of this year, I transitioned a bit.  I began offering more of my time, and devoting more of my energy to the little guy who needs my advice more than the institutional clients that put us in the mess we are in.  You can read more about me here Mike's Bio    And at my Blog - Click Here

    WHERE:  My home base is Jensen Beach, Florida, just about 45 minutes North of Palm Beach, two hours South of Mickey Mouse and just minutes away from the most beautiful beach in the world.  I travel throughout the state and the country, so when I give you advice, it is not from a stack of papers I read, while I sit in a cushy office sipping organic kaka tea with soymilk at 92.5 degrees and a slice of whole grain toast.  I'm on the front lines and behind enemy lines . . . every day. 

    WHY:  Easy question.  If you want to feel good while the analysts and stuffed shirts on Wall Street are stripping your wallet, don't call me.  If you want to feel good about what you are doing with your money or your clients' money, call me.  In today's world, you can't hide anything.  What you are seeing today in the markets here and abroad, I wrote about it several years ago . . . and despite all the ridicule, I stuck with it. Read some of my material, and balance my performance against ANY analyst on Wall Street.  Anyone you pick, because none of them even came close. 

    Crystal Ball - I don't have a crystal ball, but I live and work inside the crystal ball, so I see what is going on and I don't try to spin anything. If I see it, I call it. I own a real estate brokerage in Florida and a company that provides Internet Marketing services to companies, so I hear the consumer side and the business side.  And . . . I also have the privilege of working with some of the world's most successful financial institutions, hedge funds and high net worth individuals.  When you mix that all together, it is truly . . . MAGIC.

Barrons - October 2006 – I was asked to write a piece for Dow Jones in the summer of 2006. The article was published in the October 2, 2006 issue of Barrons as a full page on page 44. I was told the original piece was too "dark and gloomy," so it was toned down for the tame published version you see below. November 22, 2007 - Today, I made a decision not to distribute my detailed weekly reports and research for public consumption any longer, and not to provide media interviews. My research and commentary will be reserved exclusively for clients. From time to time I will post information on this website and/or send emails to my general email distribution list. It has all become a bit too much to maintain, so I am taking a step back. Here are a few comments . . . 
    I believe we are in for further price deterioration in single family homes, condos, commercial properties and land. We will see some markets fall as much as 30-50%. For some of the condo projects in downtown Miami, look for price declines of as much as 80% in the less than desirable areas, with some projects remaining vacant for years to come . . .

Institutional Clients - I personally work with portfolio managers, high net worth individuals, hedge fund mangers, real estate investment trusts and private investment groups. I provide a variety of services including statistics, custom research and analysis, as well as offering on-the-ground tours.  On the equity and debt side, my research and consulting covers all of the publicly traded builders, as well as many financial institutions, and suppliers to the industry. Real Estate Advice - My basic real estate investment advice has not changed for almost four years now, other than to say, be very very careful. There are some consultants recommending condo tower and commercial investments. These guys are simply looking after their own bank account and the potential to reap fat commissions.
